Fall Market Check-In: Ojai, Ventura & Santa Barbara Price & Inventory Update
If you've been watching the Ojai, Ventura, and Santa Barbara real estate markets this year, you've probably noticed something: each town is telling a slightly different story right now. As we head into fall, here's an honestlook at where things stand — and what it means whether you're buying, selling, or just keeping an eye on your equity.
Ojai: Prices climbing, but the market has room to breathe
Ojai has had a strong run this year. The median sale price in Ojai reached roughly $1.35 million as of June 2026, up about 27.6% year-over-year — a significant jump that reflects both limited inventory and continued demand for our small-town, slower-paced lifestyle. That said, homes aren't flying off the shelves the way that number might suggest: the typical Ojai home is spending around 62 days on market before going under contract, which gives buyers a bit more breathing room to make thoughtful decisions than the headline price growth might imply. Still, homes that are priced and presented well can go under contract in less than a week – because savvy Buyers are paying attention – so don’t rest on your laurels either!
What this means for you: If you're selling in Ojai, pricing accurately still matters — homes that are priced right are moving, but overpriced listings are sitting. If you're buying, don't assume you have to waive every contingency to compete; the market has cooled just enough to negotiate on terms, not just price.
Ventura: A quieter, steadier market
Ventura is behaving very differently than Ojai this fall. Over the three months ending July 2026, the median sale price across Ventura County was $877,000, essentially flat — down just 0.52% from the same period last year. Homes are also selling faster than they were a year ago, with an average of 45 days on market compared to 56 days last year, and 593 homes sold in July, up from 564 the year before.
What this means for you: Ventura is shaping up as the most stable of the three markets right now — prices aren't spiking, but they're not sliding either, and increased sales volume with faster days-on-market suggests healthy buyer demand. It's a good sign for anyone who wants predictability rather than volatility.
Santa Barbara: Prices up, market still moving quickly
Santa Barbara continues to command a premium, and that premium is still growing. Over the three months ending July 2026, the median sale price in Santa Barbara was $1.8 million, up 2.5% from the same period last year, and homes are selling in an average of 38 days — only slightly slower than the 36-day pace from a year ago. 171 homes sold in July, up from 143 the year prior, which tells us buyer activity is picking up even as prices rise.
What this means for you: Santa Barbara remains competitive. If you're a buyer here, be prepared to move quickly and decisively — 38 days on market is not a lot of runway for a considered decision. Sellers, meanwhile, are still in a favorable position, particularly on well-located, move-in-ready homes.
The big picture heading into Q4
Zoom out, and the pattern across all three markets is this: price growth in Ojai and Santa Barbara, stability in Ventura, and increasing sales activity everywhere. None of the three markets is cooling in the way some national headlines suggest — but they're also not the frantic, multiple-offers-on-everything environment we saw a few years ago. That's good news if you've been priced out or discouraged in the past: there's more room to negotiate, ask for repairs, or simply take your time than there has been in a while.
If you're weighing a move — whether that's finally listing the house you've been sitting on, or making the jump from renting to owning somewhere in the Ojai Valley, Ventura, or Santa Barbara — now is a smart time to have a real conversation about your specific numbers rather than going off a headline.
